Bayview Brick & Block Laying have completed a complex, large-scale blockwork package at a high-end residential property located at 25 Sussex Street, Brighton, VIC. Spanning over 16 months, the project involved the installation of more than 13,000 core-filled blocks across 1,040m² of structural and facade blockwork, delivered with precision and full site coordination.

Location and Client

Bayview Brick & Block Laying delivered this Brighton project for COD Build, with Josh Roach as Site Foreman and Ben Osei-Safo as Project Manager. The build required full integration with the client’s program and involved detailed staging across multiple areas of the site.

Scope of Works

Bayview managed the complete blockwork package, including:

Structural and blade walls
Retaining walls and boundary fences
Curved and stepped pool grotto
Core-filled blockwork using in-house line pump

The scope included curved, raked, and tapered walls and arches, showcasing our team’s technical skill and experience in high-end architectural masonry.

Project Outcome

Despite the tight access and evolving schedule, the blockwork package was delivered on time and to specification. The site team acknowledged Bayview’s integral role in maintaining pace and quality across all stages of the build.

A client review is currently pending and expected to reflect the successful completion and high standard of workmanship delivered on site.

Project Challenges

Site Access Limitations

A full basement excavation restricted access throughout much of the build. Delivering over 13,000 blocks without disrupting traffic or adjacent properties required careful planning and a site-specific material handling strategy. A specialised manitou was brought in to safely transport blocks over uneven terrain.

Timeline Pressures

To meet strict scheduling targets, up to six blocklayers worked on-site simultaneously. Maintaining quality while coordinating with structural trades demanded a high level of communication and program flexibility.

Terrain & Equipment Constraints

The basement cut presented major handling challenges. Bayview’s internal line pumping solution eliminated reliance on subcontractors, streamlining progress and reducing on-site bottlenecks.
